We strongly suggest Travel Insurance be taken out by all guests, just in case you need to unfortunately cancel due to unforeseen circumstances.

BOOKING
The hirer/guest accommodation is booked when they supply credit card details online and the card is debited. A copy of these T's & Cs are available on our website and are emailed to you with your booking confirmation.
Once the booking has been paid you will be receive a booking confirmation which includes the dates booked. Cash Receipts are also available on request..
It is incumbent of the hirer/guest to read all documents emailed to them. Strathalbyn Cottages takes no responsibility if the hirer/guest does not read any Policy documents available online or emailed to the hirer/guest..
If you DO NOT AGREE TO THE T's & C's & the CANCELLATION POLICY. You may cancel your booking within 24 hours of booking your accommodation with Strathalbyn Cottages with out issue(this does not apply to booking made within 30days of check-in date). After 24 hours the hirer/guest will be bound by T's & C's & Cancellation Policy. If you do not cancel within 24 hours the hirer/guest is deemed to have accepted the T's & C's and Cancellation Policy and are bound to it.

We will forward your check-in instructions for your stay via email 24 hours prior to your arrival.
Strathalbyn Cottages reserves the right to withhold a refundable damage deposit or retain your credit/debit card details in case of damage which may/will be debited to your card at Strathalbyn Cottages discretion. The hirer/guest must abide by all house rules. Failure to do so will breach these T's & C's.
DAMAGE & EXTRA FEES/CHARGES
The Strathalbyn Cottages team inspects each home and inventories its contents between each reservation. The hirer/guest is financially responsible for any and all damage or loss to the property and its contents from the date and time you check-in to the date and time you check-out. If you cause damage to the property, furniture, or furnishings, this must be reported immediately.
​By accepting these Terms & Conditions Strathalbyn Cottages reserve the right to withhold a refundable damage deposit or to securely retain the hirer/guest’s credit/debit card details in our systems for the purpose of processing payments or for the charging of additional fees or for damage caused whilst the guest/hirer is hiring the property. This includes any excess payments
Damage that is found will be reported to the hirer/guest within 7 days following departure, after the property has been cleaned and inspected.

We also reserve the right to charge additional fees at our discretion for liabilities including, but not limited, to the following:

Damage caused by hirer/guests

Additional guests not disclosed in booking

Replacement of lost keys

Callouts to the property due to an issue caused by the guests or guest’s failure to read instructions in the Welcome Book or in our communications with the hirer/guest

Noise complaints from neighbours due to excessive noise

Evidence of a party or non-disclosed function

Breach of rental agreement

Fire lit in areas not designated for fire (i.e. in places other than operational fireplace or firepit)

Damage or mess caused by pets/animals
-
BBQ not cleaned
-
Removal of excess rubbish
-
Excess cleaning requirements
-
Smoking inside the property
-
Pets not disclosed (both cottages do not permit pets)

COVID-19: in the circumstance where the federal or state government imposes travel restrictions inclusive of your residential address, a 24-hour cancellation will apply. A full refund (excluding payment processing fees) will be provided if cancelled up to 24 hours prior to your scheduled check-in. Proof of residential address may be required.

LONG-TERM BOOKINGS:
A booking of 21 days or more is considered a long-term booking.

Either a general service clean or quick inspection will be required when staying for 7 days or more. A service clean can be scheduled on a weekly basis and is charged at an additional fee. If you do not wish to have a service clean, one of our operations staff members will attend the property to do an inspection to ensure the property is being well kept. We will always notify you in advance that a service clean or an inspection is taking place. If an inspection notes the property house rules are not being followed, Strathalbyn Cottages reserves the right to terminate the booking and evict the hirer/guest immediately, a refund is not guaranteed in this event.

KEYS:
A key fee of $99 applies if a hirer/guest loses their keys. If we are unable to provide a key for any reason, then the hirer/guest will need to engage the services of a qualified locksmith to gain access. The locksmith’s invoice must be paid directly to the locksmith at that time by the hirer/guest. Guests must not break into or attempt to break into premises when locked out. Keys must be returned as per instructions provided in each cottage. Should the keys not be returned, the guest will be liable for the key fee and this fee will be debited from your supplied credit card.

CLEANING:
Standard cleaning is covered and in some instances a cleaning fee may be added pre-booking which will be present in your total booking cost. This covers general cleaning. If, however, excessive cleaning is required over and above what Strathalbyn Cottages considers to be a standard clean, the hirer/guest will be charged for the additional cleaning at a rate determined solely by Strathalbyn Cottages. If an extra cleaning fee is required post your check out - you will be notified by email and the guest/hirers credit/debit card will be immediately charged the applicable rate deemed to return the cottage(s) to its original state.

RUBBISH:
The hirer/guest must take any excess rubbish with you that does not fit in the provided bins when the hirer/guest leaves. You will be charged a Rubbish fee if excess rubbish is left at the property in a similar manner to the extra cleaning fee. This fee is solely determined by Strathalbyn Cottages.

ISSUES BEFORE, DURING OR AFTER THE STAY
If you encounter an issue before, during or after the stay, the hirer/guest must contact us on the phone number provided on your booking and check-in confirmation emails immediately that there is an issue. We can then attempt to fix it. It is unlikely that compensation will be considered unless we have been afforded the opportunity with ample time to remedy any issue. We will do our best to provide attention for any issue but cannot guarantee a fix.

PAYMENT
100% of the booking amount payable via direct booking is payable as you book. '3rd Party' Booking services have their own payment schedules. For any details about your payment schedule with Booking.com, Airbnb or any other 3rd Party Booking Services, please reach out to them directly as they process all payments on their own platforms.

Respect our neighbours and keep noise to a minimum between 10pm and 8am.

Ensure dishes are placed in the dishwasher and dish washer is turned on and garbage is put outside in the bins on departure/check-out.

Pets are not permitted.
PROPERTY REPLACEMENT
Strathalbyn Cottages reserves the right to offer hirer/guest alternate accommodation of a similar standard, as available, at our discretion if the booked property becomes unavailable. In this very unlikely event, we will notify you as soon as possible and make every reasonable effort to ensure you are satisfied. We cannot guarantee accommodation and, should an alternative not be found, you will be appropriately refunded.
ATTENDANCE AT PROPERTY
Strathalbyn Cottages respects hirer/guests’ privacy but does reserve the right to enter the property at any time to protect and/or undertake maintenance of the property. We will provide notice to the guests wherever possible.
LIMITED LIABILITY
To the maximum extent permitted by law, in no case shall Strathalbyn Cottages, nor its affiliates, officers, directors, employees, family members, agents or property owners be liable for any indirect, incidental, consequential, special or exemplary damages or for any damages for death, personal or bodily injury, emotional distress or damage to property, arising out of or in connection with your stay. This limitation applies to all claims for damages including negligence even if Strathalbyn Cottages has been advised of the possibility of such.
HIRER/GUEST PROPERTY
Hirer/Guests are solely responsible for their belongings whilst staying at the property and are required to take the usual steps to prevent any property loss, including locking premises and vehicles when not attended. We reserve the right to charge a $35 fee to collect lost property. If not claimed within 30 days, unclaimed items will be donated to charity. Guests must be responsible for their own property and we cannot guarantee and property left behind at either cottage will be found and able to be collected. We will however, do our best to locat any lost property for a guest/hirer.. Strathalbyn Cottages cannot be held responsible for forces of nature which result in damages or loss to guest property. Strathalbyn Cottages may be able to post lost property for an agreed charge.
INDEMNITY & LIABILITY
The Hirer/Guest is responsible for their own travel/health insurance. Neither the property Owner or Manager shall be held responsible in any way for accidental injury, death, or damage/loss to personal effects of the Hirer/Guest.
If, due to circumstances beyond the Owner’s control, such as flood, fire, hurricane or other damage, and the Owner is unable to honour this agreement, the booking amount shall be fully refunded minus the credit card fee incurred during payment.
The Hirer/Guest is responsible for all damages, excluding wear and tear, including those which exceed the deposit amount. By confirming this booking upon payment, the Hirer/Guest and Manager agree to all the terms and conditions in this agreement.
CODE OF CONDUCT
By making this booking the hirer/guest hereby agrees that if you or any occupant covered by this booking breaches our terms and conditions or any of the terms in the SA Fair Trading Code of Conduct, your name, phone number, home address and email address, as well as those of any guest staying with you along with details of the breach/es may be registered with any industry exclusion register and on the SA Fair Trading code of conduct registers and shared with other members of the short term rental industry. Traveler feedback may also be entered onto the applicable online portals. We are bound by law to refuse or cancel a booking where a guest is registered on any of these state sites or has received negative feedback from other booking sites or travel agents

CANCELLATION POLICY
All reservations via our website are subject to the CANCELLATION POLICY listed below:
We offer a flexible 24-hour cancellation policy if a hirer/guest booking has been made on our direct booking website or over the phone with our reservations team(this excludes bookings made within 30 days of check-in date). If booked via a third-party booking website, the current Strathalbyn Cottages (airbnb, booking.com etc) cancellation policy will apply - this is available at these individual sites. It is the guests responsibility to read and understand the cancellation policy that applies to their individual booking through the booking platform that they have selected to make their booking.
Upon cancellation occurs within the cancellation policy’s timeframe, the hirer/guest will receive a set refund minus processing fees.
SHORT TERM STAYS

A hirer/guest who cancels their booking within 14 Days of check in will forfeit their total accommodation costs as well as any service & booking fee(s)

A hirer/guest who cancels their booking within 30 Days of the check in, but more that 14 Days from check in will forfeit their first night's stay as well as their service & booking fee(s).

If the original booking was made via a 3rd party booking platform, the hirer/guest must CANCEL through that Booking platform. This will open the booking dates up to any interested 3rd party to book - THIS IS VERY IMPORTANT SHOULD A GUEST HOPE TO RECEIVE A REFUND FROM A CANCELLED BOOKING BOOKED THROUGH A 3RD PARTY BOOKING PLATFORM.
WHAT IF WE CAN RE-BOOK THE HIRED DATES THAT YOUR CANCELLED

If a 14 Day or under, or a 30 Day or under cancelled booking is re-booked by a 3rd party hirer/guest for the exact same dates at a cost not less than the original cancelled booking, full refunds can be assessed by Strathalbyn Cottages minus any booking and service fees.

Any and all refunds are solely at the discretion on Strathalbyn Cottages

This will open the booking dates up to any interested 3rd party hirer/guest to book - THIS IS VERY IMPORTANT IF A GUEST HOPES TO RECEIVE A REFUND FROM A CANCELLED BOOKING BOOKED THROUGH A 3RD PARTY PLATFORM.
CANCELLING DURING YOUR SHORT TERM STAY

If a hirer/guest checks in or is a NO SHOW and/or then cancels mid stay, whether they have stayed for 10 minutes or 10 Days ... no monies will be re-funded. The ONLY EXCEPTION will be if the exact cancelled dates are re-booked by a 3rd party hirer/guest as specified above.

To facilitate the opportunity of a full refund from a 3rd party booking platform, a hirer/guest must cancel in writing via email to strathalbyncottages@gmail.com as well as online via the 3rd arty booking platform.

To facilitate the opportunity of a full refund from a direct booking to our website, a hirer/guest must cancel in writing via email to strathalbyncottages@gmail.com.

No guarantees are made that an alternate 3rd party hirer/guest booking will occur.

If the original booking was made via a 3rd party booking platform, the hirer/guest must CANCEL through that platform PLUS an email must be sent to strathalbyncottages@gmail.com on the same day. This will allow Strathalbyn Cottages the opportunity to open the booking dates up to any interested 3rd party to book - THIS IS VERY IMPORTANT IF A GUEST/HIRER HOPES TO RECEIVE A REFUND FROM A CANCELLED BOOKING BOOKED THROUGH A 3RD PARTY APP.
We reserve the right to save the hirer/guest’s credit card details securely in our systems for the purpose of processing payments or for the charging of additional fees. Your credit card details will be held on file. Damage that is found will be reported to the hirer/guest within 7 days following departure, after the property has been cleaned and inspected.

FINALLY - We re-iterate that we are a business and we will follow this policy without exception. Thus, last minute and unforeseen cancellations do occasionally occur, so TAKE OUT TRAVEL INSURANCE with your local Travel Insurance consultant which will guarantee any refund disappointment.
